For Listing Agents · Fix & List Program

That listing that won't sell? Don't let it die.

You know the one. Good house, wrong condition — buyers walk in, see the work, and walk right back out. Another price cut won't fix that. Here's what will: my team funds the renovation, your seller still walks away with their number, and you relist it when it's actually ready to sell.

Here's how it works

Five steps, nothing hidden.

  1. 1

    You bring me the listing

Expired, sitting stale, or about to eat another price cut because of condition. If buyers can't see past the work it needs, that's exactly the one I want to look at.

  2. 2

Your seller locks in their number

Before anything else happens, we put the seller's walk-away number in writing. That's their money. It doesn't move, no matter what the renovation costs or what the house sells for.

  3. 3

My team pays for the renovation

We fund 100% of it and we manage the work. Your seller doesn't spend a dime, and neither do you. They stay on title the whole way through.

  4. 4

    You relist it — finished

When the work's done, the house goes back on the market looking like the ones that actually sell. Same listing, same agent: you. Your name is on the win.

  5. 5

Everyone gets paid at a real closing

Licensed title company, full payout breakdown on the table. Your seller sees exactly where every dollar goes before they sign anything.

Why agents send me their stuck listings

The listing stays yours

I'm not here to take your client. You keep the listing now, and you relist after the rehab. A listing that was about to die quietly turns into a sold sign with your name on it.

Your seller stops bleeding

No repair bills, no more price cuts, no six more months of showings going nowhere. They lock their number and let my team do the heavy lifting.

You get a better answer than “let’s lower the price”

Next time that conversation comes up, you have an actual plan to put on the table. Sellers remember the agent who solved it, and they tell their friends.

It's all on paper

Written agreement up front, seller stays on title, licensed title company at closing. There's nothing here you couldn't walk your broker through.

Is your listing a fit?

Probably, if…

  • It needs work that buyers can't unsee
  • The seller can't — or won't — pay for repairs
  • It expired, went stale, or the showings dried up
  • The seller can give it 60+ days
  • It's vacant, or easy to make vacant while we work

Probably not, if…

  • Your seller needs cash in under 30 days. Honestly, a fast as-is sale serves them better — and I buy those too, so send it over anyway.
  • Your seller wants to keep the house. This only works when the end goal is a sale.

The fine print, in plain English

Every Fix & List deal is documented in a written agreement, and the seller sees the full payout breakdown before closing. All closings run through a licensed title company or closing attorney. Program terms and availability vary by state, property, and situation — nothing on this page is a guarantee of price, timeline, or acceptance. Agent compensation is set per transaction in accordance with applicable state rules and your brokerage's policies.
